down and dirty:-$725 a month
-$1000 deposit (we can talk about breaking this up into a few payments if necessary)
-no last month rent
-no additional pets (2 pet max limit)
-washer and dryer in basement
-must meet kbc renter's criteria and pass a credit check, income verification and background check
-available june 1 (possibly sooner)
-must sign lease
-lease goes to february 2017
-open to established couples ($810 a month, plus splitting utilities 3 ways) with the understanding that if one person moves out, rent will revert back to $725 for single occupancy.
-split monthly costs:
***internet: $35 for 150mbps (usually get about 90mbps)
***utilities (water, sewer, trash, common electric): $65 (set amount)
***electric: $60-$80ish (varies each month)
about the home:
townhouse is approximately 1,250 square feet (including basement.) beautiful hardwood flooring throughout with carpeted stairs. fantastic 1940's period detailing throughout the house. house has been lovingly maintained and has had updated electric (more than enough outlets, unusual for a house this age) as well as upgraded insulation, new windows and lighting. plenty of storage with built-in linen closet upstairs, coat closet downstairs, large bedroom closets and a basement. well functioning washer and dryer in basement and the unit has it's own hot water heater. basement is private but not suitable for living as the walls are not completely solid and sound travels to units next door. it could function as an office or quiet hang out spot during the summer for relief from the heat. fire sprinkler system (in basement only.) kitchen has a dishwasher, electric range, new microwave, garbage disposal, a medium sized fridge with top freezer, tile counters and lots of cabinet space. both bedrooms and the bathroom are located on the second floor. window mounted a/c units are not allowed, however a stand alone a/c unit with a window vent is acceptable per management. each room has it's own cadet heater with it's own temperature control. home pictured with many furnishings, but most belong to the roommate that is departing, so there will be lots of available space for your furniture and kitchen supplies. living room entertainment belongs to me and will be staying and will be available for your responsible use (xbox 360, ps4 as well as speakers and a sub-woofer.) unit has a front and back door with space for a few potted plants. doorbell and mail slot through the front door. community garden available for use for a small fee. five acre park-like property with many townhouses, surrounded by quiet, businesses that are mostly medical practices and a few other apartment complexes. strip-mall within walking distance containing several restaurants, bar, child care, dmv, a hardware store and a convenience/post office store. plenty of street and off-street parking, with a garage available for a monthly fee. five minute walk to sunset max station with a ten-twenty minute max ride downtown (depending on where you are wanting to go) and twenty minute walk to st. vincent medical center. conveniently located near on ramps for highway 26 and 217 as well as near cedar hills crossing for easy access to shopping. very little noise from traffic is audible in the house. lots of parks within walking distance and close to the cedar hills recreation center.
about the room:
approximately 130 square feet with two normal sized closets. hardwood floors with east facing window. room is next to the bathroom and is facing the parking lot, which is away from the main road, making it the quietest room in the house. a queen sized bed and a large desk currently fit comfortably.
about the roommates:
me: mid-twenties female. i work evenings in portland in the medical field. i have a bachelor's in history and am currently going to school for my bachelor's in biology. i am quiet, somewhat introverted, moderately clean, responsible, a social drinker, lgbtq friendly, non-religious, liberal, an animal lover and in a relationship. i usually socialize outside the house, but may have a few social gatherings every once in awhile (will definitely give you a heads up, and would appreciate the same.) i usually spend a night or two a week at the boyfriend's place, but he very rarely stays the night here. i enjoy staying in and watching netflix, hbo and hulu (who doesn't really?) as well as going out to play capture the flag, bar trivia or to explore the outdoors. i am an omnivore. it doesn't bother me what your dietary preferences are, but i will have meat in the kitchen.
cat: deborah, 16 years old. sassy, but very friendly. will sit on your lap for days if you let her. has severe resting bitch face but is sweet as can be. loves: sunbeams, laps, catnip, trying to sneakily steal chicken and fish, and naps. hates: bathmats (it's a long story.)
dog: augustus (goes by gus) 3 year old pug/french bulldog/chihuahua mix. very stupid, but very sweet and well behaved. he will be your best friend if you let him. loves: walks, dog parks, other dogs, rope toys, bully sticks, laser pointers, back rubs, and netflix. hates: bicycles, rain, and getting up early.
you:
generally a nice, responsible, respectful person who likes pets but doesn't have any. quiet during quiet hours (10pm-6am), open communicator, not passive aggressive, pay your bills on time, have a reliable source of income, not into illegal drugs, willing to let the dog out of his pen when you are home, sensible when it comes to the shared electric, moderately clean and willing to share in the responsibility of chores. it's cool with me if you want to hang out or if you have your own life and are never home.
