house on 1805 n ball avenue has 1 bedroom available. very close to campus; in walking distance. house is a 4-bedroom house with two bathrooms, kitchen, living room, extra room (possible 5th bedroom), laundry area, yard, parking in back and front. swing from tree in front yard.

rent is $285 per month. utilities vary, but other tenants are very conservative of energy, water, & heating. landlord told us that the most that his tenants have ever had to pay was $60-75 and that he thinks they will be much less than that.

lease is from may 2010 to april 2011. i am willing to negotiate subleasing during only the summer/school semsters. for example, if you can't live there during the summer, we can work it out so that you can sublease for august-may. it all depends on when you can live there.

pets are allowed if discussed with landlord and other tenants.

room comes with private closet, window, lofted bed against wall, tv & phone jacks, and very high ceiling. shares a bathroom with one other bedroom.

looking for a tenant to replace myself. already has three straight female students living in house. they are friendly, responsible, clean, respectful, & very fun.
