i have a large basement furnished bedroom (12 ft by 20 ft) for rent, with a 3/4 bathroom across the hall. this room would be ideal for someone who might need the room part of the week and not at other times, like a traveling salesperson, or someone who visits town often, but will work for full-time renters if the fit seems right. references are required, and a full background check will be conducted before the room is rented. rent is due on the first of the month, and the arrangement is month-to-month.

if you'd rather furnish the bedroom yourself, that is a possibility as well.

pertinent details:

you would be sharing the house with the owner and three kids, ages 9 - 14. two of the kids are at the house 50% of the time, and one is there all of the time. they are well-behaved and relatively quiet. all of our bedrooms are upstairs, and your bedroom would be in the basement.

besides the bedroom, the basement houses the 3/4 bath, which you would have mostly to yourself, the laundry room, a living room space, and an office space, which you would share with the family. the upstairs has another living area, and a library/music room, which you would also share with the family. there are two outdoor patios and a fire ring, a landscaped garden with seating, and a hammock! :)

there is off-street parking (outdoor).

included in the rent:

- water, electricity, heat, wi-fi, and limited cable
- use of common areas of the house
- use of the washer and dryer
- use of the kitchen/some space in the refrigerator and freezer
- use of outdoor storage shed

rules:
- no pets of any kind in the house
- no smoking or drugs inside the house or on the property
- no adult overnight guests
- keep room clean and tidy (vacuum and supplies provided)
- if using the kitchen, assisting in keeping it clean/tidy, running dishwasher, etc.
- if a full-time renter, rent can be reduced in return for chores, such as assisting with snow shoveling, lawn mowing, cleaning, etc.
