this is the frog (finished room over garage) which is 20' x 16'. it includes a mounted tv w/playstation (dvd player), convertible futon and table/lamp (or any of these can be removed). it's in a 2100 sf house in the belvedere neighborhood. you get full use of all common areas (kitchen, appliances, dishes, fridge, washer/dryer, screened porch, gas grill, main bathroom, double wide driveway). smoking permitted outside/porch only.

there is a locking glass door at the base of the stairs. there is a small closet with a low hanging rack, so a hutch or other suitable clothing container may be needed. the price includes utilities and wireless internet. i am currently debating canceling cable, so you may need to purchase that. the bathroom is at the base of the stairs, and is yours (though i occasionally have some family visit, perhaps twice a year).

i do have a 9 year old lab, so you must be dog friendly (she's an extremely good pet). i am looking for a tenant who is mature (male or female), with an established job/work history, verifiable references, who's easy to get along with. marines are more than welcome.
