non-smoking room for rent with shared bathroom. available october 1stroom is approximately 10x10 and lightly furnished (if needed) with a king size bed, a book shelf, lamp and closet. home has an open floor plan and is approximately 1300 sq feet.
rent:
$675 (includes smud, pg&e, cable and internet).
the rental period is month to month however i would like to find someone that is looking to stay for 6-12 months.

background checks will be performed on all potential roommates-fee is $25.00
proof of income-including employment verification and 2 months of current paycheck stubs
references: last 3 prior rentals & 3 personal references (non related references of course)
move in cost:
please be prepare to pay first & security deposit

rent is due on the 1st of each month (no grace period) and will need to be paid by a money order, cashier’s check or electronic money transfer.
no kids and no pets, as i have 3 inside/outside dogs that live with me.
roommate will have access to common areas including the kitchen, living room, backyard and washer and dryer. i am sorry but i have no room for storage and parking would be in the driveway.
home is close to cosumnes river college, light rail, shopping and freeways.
i am looking for a roommate that lives a healthily lifestyle and is a social drinker and drug free-this includes smoking pot, clean, quiet, and responsible and has a full time job. in addition, i am looking for someone that can be respectful of the house and other spaces within the home, cleaning up in a timely manner.
